We had been looking for a vacation / retirement house in the Dillard / Franklin area. A friend called and said that he had seen a house that he thought we might be interested in. This was just before Labor Day. John was the realtor for the house. We called John and told him that the only time we could see the house was on the Labor Day weekend. John was good enough to forgo his personal plans and show us the house along with three other houses on the Saturday before Labor Day. All of the houses were good possibilities and we spent a lot of time that weekend deciding which (if any) houses we wanted to proceed with. On the Tuesday morning after Labor day, I sent John an e-mail at 7:30 in the morning with a bid for the first house. John set me up with a financial institution that morning and we found that the bid had been accepted by about 10:30 the same morning. This was amazing to us because it was a bank owned property, we thought that it would take days if not weeks before we heard anything. Because John set us up with all the right people, the closing was completed by mail before the end of the same month. He did a great job of not only showing us houses that we would be interested in but setting everything up so the whole process would go smoothly. Fred & Judy Ware

Listing our Franklin property with John Becker proved to be a great decision. We are out of town residents and chose to list our property during a down turned real estate market. John was very straight forward in his assessment of our lot and of the real estate market. We mostly communicated through e-mails and any questions we had, John was always quick to respond. The Law of Averages works in your favor in this case, the more EXPOSURE your home receives, increases it's probability of a sale. The MLS systems throughout the USA (multiple listing service) seem to be the marketing platform of choice for most SELLERS, that is the main reason they hire a real estate professional. However, one must understand that the MLS is a limited tool for real estate professionals whereby they can not only view each others listings, but can sell them as well. The BUYER PUBLIC does not have full access to the MLS, and therefore only see a small portion of information on any particular listing. Plus, most MLS systems only allow a certain amount of "space" on listing sheets which hamper the agent's ability to properly expose the property with all of it's features and benefits in detail. FRANKLIN NC REAL ESTATE AGENT...TO SMOKE, OR NOT TO SMOKE.... WHAT'S IN IT FOR YOU?

Almost 1 year ago, the state of North Carolina followed suit with some other states to institute a law that would prohibit smoking in public places and places of employment.

As a weekend warrior drummer and former "smoker" from Franklin NC, I began to see the effect of this law when playing in night clubs on the weekends. I suddenly realized that my eyes were'nt burning while I was playing, and I could actually see across the room because there was no "Smoker's FOG". Patrons in the club looked strange without their usual "smoke halos" and no cigs in their hands. It was an amazing site to behold... Usually the band plays 40-45 minutes and then a break... In the past I would make a B-Line for the front door to get some fresh air, but now I noticed that when I sat outside there would be multitudes of patrons standing outside the club smoking their heads off, and I was choking to death! It was actually cleaner INSIDE the establishment!

The new law bans smoking in nearly all restaurants and bars. Private clubs and cigar bars are exempted from the no-smoking restrictions. Proponents say the law will protect people from the adverse health effects of second-hand smoke, while critics say the ban infringes on smokers' rights and the rights of business owners to control what activities go on inside their establishments. I have to admit that I love the effect of the new laws, but I don't agree with them either. Especially in light of the fact that the States love to TAX the users of tobacco no matter what they deem as harmful. The governace still wants Smokers' money and all the while restricting their rights.. It just isn't kosher if you catch my drift. Smoking should either be against the law in total, or not. And the same philosophy would apply to numerous other vices that our society enjoys. So I would say "smoking" will never be against the law, only regulated to the hilt so as to fuel bigger government. More on that in a different blog...

A Massachusetts woman is suing her real estate broker over exposure to second-hand smoke in her condo, which the broker helped her purchase. These days a real estate broker who is also a "smoker" can get into hot water easier than one who doesn't smoke. Imagine being sued by a client who rides in your car because you "lit up"? Or being sued by a client because you smoked while showing a vacant home? There are many other scenarios where you could subject your client to 2nd Hand Smoke and end up in a law suit. And what about the sale of a "Smokers' Home" could this now become a bone of contention in a legal sense. "Full Disclosure"?? Just food for thought don't you think?
