Buying a Home in Franklin NC, GET A HOME INSPECTION
Purchasing a home in Franklin, North Carolina is something that many people are doing these days! And why not? This Franklin NC area is one of the most beautiful and peaceful places on Earth! As a local Real Estate Broker, it is my function and goal to guide the Buyer through a "seamless" transaction, and to take every opportunity to ensure that the purchase of their Franklin NC, or Otto NC home has the least probability of problems in "The Here & Now" and "The Later"... Although there are many processes that take part in facilitating this goal, one is of primary importance, "The Home Inspection". In the State of North Carolina, home inspectors must be licensensed by the State. This fact alone is very beneficial to you, the Buyer, because as in all state licensure, the Licensee is required to take update classes in order to keep them on the cutting edge of the latest building technologies and techniques. In addition to keeping up with the latest updates on building specifications, the Licensee is also periodically updated on past building technologies and materials as information becomes available.
When a Seller decides to put his/her home on the market in NC, they are required to fill out a "Residential Property and Home Owner's Disclosure Statement". This document essentially says to the Seller, "to the best of your knowledge, do you know of any defect, problems or malfunctions with the following"? And then there is a list of some 21 different items of which the Seller may indicate, "YES", "NO", or "NO REPRESENTATION"in regards to whether or not there is a problem. The Seller is required to fill out everything known about the home that is on the list, from roofing questions, to questions about water, septic, etc. The list is by no means exhaustive. Honestly, If I had to fill one of these out for my own home I would have great difficulty in doing so because the document asks technical questions about the building and its components that I would never know or understand.
Alas, the Home Inspection! One must understand that the home inspection is always going to turn up "THINGS"... This is even the case on a brand new home that gets inspected for a C.O. (Certificate of Occupancy). The main purpose of the home inspection is to determine if the home has any cataclysmic problems that would require huge expenditures to remedy which have not been taken into consideration at the time when the Offer on the home was made. The home inspection will actually cover anywhere from 350 - 500 items, and is quite exhaustive. It is important for the Buyer to understand that once the home inspection is performed, there will be a written report covering all the major systems of the home both external and interior. It is standard procedure for me when ordering a home inspection for my clients, that I request that the client attend the actual inspection. Why, you may ask? Because the home inspector is going to write his report in language that usually is misunderstood by the novice Buyer, and by anyone who isn't versed well in the construction/building trade. Countless times I've seen clients terminate their offer because of a misunderstanding of the technical writing of the home inspection report. When the client attends the inspection, the Inspector is able to do "Show & Tell" on-site and in common language, of all the things that will be written in the report, thus eliminating confusion for the Buyer and giving them a full understanding of what the condition of the home actually is at that moment.If the Buyer is unable to attend the inspection, I always have the Inspector and the Buyer get together on the phone and go over all the items that had been noted in the report, again eliminating misunderstandings about what is "written".
Remember, the home inspection is of primary importance in the home buying experience. I would strongly encourage any and every Buyer to NOT SKIP THIS IMPORTANT STEP... It is worth every nickle you spend because it can save you THOUSANDS!!
